Hi, I’m Kathryn!

And I cannot believe I have been in the real estate industry for over a decade now! When I first got licensed, I never thought I could do it. The thought of being a “salesperson” was sleezy to me, and something I could never get behind. But over the years, although I perhaps have not been as “successful” as some sales people, I have found that my passion for educating and helping others is what has brought me success.

My goal is to help the most amount of people that I can, while offering fair rates, and still maintaining a high level of service.

If you found my website, you probably received some marketing material from me at some point. I welcome you to call, email, or text me with any questions you may have, even on the weekends! I put together a short FAQ about my services below, to help you get to know me a bit more as well.

FAQs

How do your full services compare with other agents if you are charging less?

I highly doubt you will see any differences between myself and an agent charging 3% to list your home. Because I own the business, I don’t have broker fees or “splits” to contend with. I also focus on working on sellers and referring out my buyers to other agents, which frees up a lot of my time. This allows me to charge less, because I am able to complete more sales.

If you’re in the Tampa area, can you actually sell my home in another part of the state?

I will NEVER take on a listing that I do not feel comfortable that I can adequately service. I do not actively work with buyers, and I have referral agents throughout the state that I send these clients to. If we receive a buyer inquiry on your listing, I am 99% of the time going to give that lead to another agent, whether your listing is 20 minutes, or 3 hours, away from me. The #1 way to get homes sold right now is to be available to answer buyer and agent questions, and by not working with buyers, I can free up my time to complete the job you hired me to do.

Do you charge any other fees on FSBO listings like other companies do?

No. My fees are fair and transparent. Other companies charge a .5% or 1% “success fee” if the property sells, but we do not do that. The only additional fee you would pay me is if you wanted to add on the document service fee at closing. Keep in mind that none of our fees include the buyer’s agent fee, which is typically a requested 2-3% of the sales price, and is negotiated at the time of contract acceptance.

I have a mobile home that has a lot rent (not real estate). Can you help me?

Absolutely! I work with Integrity Mobile Home Sales to assist clients who have lot rent homes to sell. We only offer a full service package, and the fees are completely different. Please reach out to me to discuss.
